Check In/Inventory
The Inventory and Check in process involves our Inventory clerk recording and photographing items, fixtures, fittings and decoration elements within a property.
Functionality checks of windows/doors, blinds and Checking water taps etc are also carried out.
The detailed inspection includes recording keys, testing smoke detector and carbon monoxide alarms alongside taking meter readings.
This Service also entails our Inventory Clerk meeting and greeting the new tenants at the property on their tenancy start date to complete and ensure a welcoming check in process.

Check Out /Inventory
The Check Out inspection is carried out at the end of the tenancy. This service involves our Inventory Clerk comparing the present condition of a property against the condition described in the original inventory / Check in report.
The Check Out service is most important as it highlights any changes , damages/ defects or cleaning omissions within the property. At Alpha Inventory Service the inventory clerk will carefully assess each defect and be labelled as "fair wear and tear", "Maintenance" or "Tenant liability". This then determines if the deposit is to be withheld or returned to the tenant.
Finally all keys are obtained and returned back to the letting agency.
